<div><p>Manage the current portfolio and relationship with Landlords. Lease Renewals / Negotiating Rental / Rental Saving / Negotiating Lease Term in accordance with Americana’s Terms and Conditions / Optimizing portfolio /Store closures.</p><h3>Job Scope</h3><p>Americana Restaurant Business- in KSA/Bahrain Cluster</p><h3>Job Responsibilities</h3><ul><li>Lead Negotiation and financial viability assessment: Meet with landlords, negotiate lease deals, ensure financial viability and parity with market rent, and assess store performance to manage the renewal process effectively.</li><li>Documentation and approval process: Prepare paperwork for lease renewals, obtain necessary approvals, and manage the legal process for lease reviews.</li><li>Internal coordination: Liaise with internal teams including Real Estate Portfolio Managers, Operations, Finance, and Legal departments to facilitate a smooth renewal process.</li><li>Reporting: Manage daily and weekly leasing reports to track progress and performance.</li><li>Proactive lease renewals:<ul><li>a) initiate lease renewals at least 6 months prior to lease expiry or critical dates to secure early renewals.</li><li>b) complete lease renewals for high performing stores and flagships 4 months prior to critical date</li></ul></li><li>Database management: Maintain an up-to-date database of the current portfolio and lease details to facilitate early renewals and strategic decision‑making.</li><li>Market awareness: Stay informed about market rents, competitors, new strategic developments within each trade zone to adapt lease renewal strategies accordingly.</li><li>Landlord relationship management: Build and maintain relationships with various landlords and property owners and conduct regular portfolio review meetings.</li><li>Cost optimization: Minimize property cost inflation for the restaurant portfolio and deliver reduced costs to the business by monitoring and challenging property costs and charges.</li><li>Store profile management: Maintain a comprehensive profile for each store, including necessary documents and information such as land deeds, owner IDs, utility bills, and official layouts.</li><li>Disposal of closed/surplus stores: Ensure cost‑effective disposal of closed or surplus stores in line with market conditions.</li><li>Negotiation strategy: Agree on negotiation strategies and encourage best practices for effective lease in person negotiation.</li><li>Store optimization: Identify and deliver store optimization opportunities, such as internal or external carve‑outs.</li><li>Assets utilization: Identify non‑utilized assets and agreed strategy and action plan for disposal.</li><li>Store closures: Carry out store closures in accordance with the closure process, ensuring timely handover without incurring fines or hold over penalties for delays.</li></ul><p>These responsibilities outline Americana approach to lease management and property portfolio optimization, aiming to ensure financial viability, minimize costs, and optimize the use of property assets. All above in compliance with company DOA.</p><h3>Experience</h3><ul><li>12 years post grad exp preferred.</li><li>Very high professional integrity with confidence and consistency.</li><li>Steadfast in opinions/able to deal with conflict / experienced Landlords.</li><li>Process driven with Broad commercial acumen and determination.</li><li>Demonstrate excellent customer service and negotiation skills.</li></ul></div>#J-18808-Ljbffr
