Senior Manager - Project Delivery - Dubai Holding Real Estate

As a master developer, we invest in sustainable infrastructure, accessibility, community amenities and family-focused facilities including community centers, mosques, schools, supermarkets and landscaping.Our integrated real estate offering also includes a robust land sales portfolio, project management for large-scale projects, as well as top-notch facilities management services.Job Purpose:The job holder will lead and manage the project delivery, project design, and execution toward handover throughout multiple projects development plan, coordination and handover.Key Accountabilities:Project Planning, Execution & DeliveryManage multiple projects, ensuring progress monitoring, timely completion, and alignment with strategic objectives.Implement contractors’ mitigation and execution plans, including procurement strategies, resource allocation, and schedule management.Facilitate change requests, assessing and communicating impacts on scope, schedule, and budget.Enforce structured project delivery processes and ensure quality, cost, and timeline adherence.Initiate job requisitions and coordinate procurement of services and works across departments.Ensure efficient and compliant project and budget management, adhering to organizational standards, regulatory requirements, and best practices.Monitor actual project costs versus budgets and provide consolidated financial reports to Senior Management.Partner with sector leads and cross-functional teams to ensure timely delivery of all technical aspects of projects.Risk & Compliance ManagementIdentify, assess, and monitor project risks, developing mitigation plans and controls to safeguard project outcomes.Ensure compliance with statutory regulations, industry standards, and approvals from relevant authorities.Provide input in the development of project documentation, user manuals, and training materials to ensure seamless implementation and client handover.Stakeholder, Client & Strategic LeadershipServe as primary client relationship manager, collaborating with Executive Director and clients to resolve issues and ensure satisfaction.Build and maintain strong professional relationships with colleagues, development partners, and clients, navigating complex situations with professionalism, communication, and proactive problem-solving.Define project objectives and success criteria, regularly reviewing progress for strategic alignment.Stay current on industry trends, emerging technologies, and global best practices in project management and real estate development.Qualifications, Experiences & Skills:Bachelor’s or Master’s degree in Civil Engineering or a related specialization.Professional certification in Project Management (e.g., PMP, PRINCE2, or equivalent).Strong understanding of industry-specific delivery standards, technologies, statutory, regulatory, and quality compliance requirements relevant to project delivery.Familiarity with UAE Building Codes, environmental regulations, and Dubai construction laws.Minimum 10–12 years of overall project management experience.At least 4–6 years in a project lead or manager role.Minimum 3 years of experience with a developer, contractor, or consultant.Proficient in MS Office Suite – PowerPoint; Power BI for dashboards and reports.Technical expertise in construction management, engineering principles, and architectural design.Experienced with project management software (e.g., Primavera or relevant tools).Strong stakeholder management and ability to liaise effectively with technical teams.Expertise in risk management, project planning, budgeting, and scope management.Excellent communication skills – verbal and written.Execution & Delivery: Results-oriented; ensures operational excellence, takes ownership of problems, and provides timely, outcome-driven solutions.Accountability: Takes responsibility for work output and its consequences.Teamwork & Collaboration: Fosters trust, collaboration, and support; works across functions to achieve organizational goals.Effective Communication: Communicates clearly, timely, and responsively; seeks and provides feedback; encourages open discussion.Innovation: Drives self and encourages others to explore new insights and opportunities.Customer Service Orientation: Builds and maintains strong relationships by anticipating and responding to customer needs, ensuring long-term engagement.About the Benefits:At Dubai Holding, we're committed to nurturing the success and well-being of our colleagues.
