If you’re ready to bring your expertise to a dynamic, forward-thinking team and make a meaningful impact, this is your opportunity to be part of something extraordinary.</p><h3>Job Purpose</h3><p>The Tenant Relations Specialist is responsible for proactively managing tenant relationships by addressing, assessing, and resolving all tenant-related queries and issues in line with contractual obligations. The role ensures the timely collection and accurate reporting of monthly sales performance, while maintaining strong tenant engagement.</p><p>In addition, the specialist conducts regular site audits across the shopping centre and retail units to evaluate the end-to-end customer journey, identify gaps, and recommend actionable improvements to enhance overall tenant performance and customer experience.</p><h3>Roles&Responsibilities</h3><h3>Monitor Tenant Performance</h3><ul><li>Proactively monitor tenant performance on daily bases.</li><li>Identify areas of concern and proactively meet non‑performing tenants to discuss reasons of low performance.</li><li>Provide a comprehensive analysis reports of tenant performance on weekly bases.</li><li>Propose corrective actions to management in relation to non‑performing tenants supported by evidence and financial analysis.</li><li>In coordination with different stakeholder (Marketing, Commercialization, Asset management) build and monitor different support packages including (but not limited to) Marketing support, in‑mall advertisements, and external advertisements.</li></ul><h3>Debt Management process</h3><ul><li>Collaborate with Central team to monitor and review debts.</li><li>Maintain total debt that equals to 10% of total revenue.</li><li>Propose adequate solutions to resolve tenant inability to pay outstanding.</li><li>Ensure all payments are made in accordance with Aldar’s policies and procedures.</li><li>Maintain constant knowledge of tenant payment plans and proactively conduct reviews that ensure tenant payments are received.</li><li>Meet tenants with debts and agree on a settlement agreement that ensures quick payments within the shortest time span.</li></ul><h3>Asset and Retail Units Inspections</h3><ul><li>Evaluate the customer journey by Conducting regular daily inspections and audits of the retail assets and retail units.</li><li>Collect data from the audits, those data can be from physical inspections, customer feedback, social media .. Etc.</li><li>Prepare a complete list of tasks with rectification recommendations and priorities.</li><li>Assign the findings to the relative stakeholders, ensuring clear and direct communications at all time.</li><li>Follow up and monitor status of findings closure with the relevant teams.</li><li>Maintaining full trackers of findings and communications with the different stakeholders.</li><li>Ability to review and challenges technical discussions.</li><li>Utilization of technology to improve the audit function and ease communication with customers.</li></ul><h3>Education</h3><ul><li>Bachelor’s degree in Business administration, Property Management, Accounting, or a related field (preferred).</li><li>Professional certifications in Property/Community Management (advantageous).</li></ul><h3>Experience Requirements</h3><ul><li>Min 4+ years of experience in retail property management in real estate.</li><li>Proven experience managing retail assets (units/shops/kiosks).</li><li>Experience handling tenant relations, complaints resolution, and conflict management.</li><li>Exposure to budget monitoring, invoice management, and vendor coordination.</li><li>Experience working cross-functionally with Leasing, Marketing, Finance, Legal, and Development teams.</li></ul><h3>Skills&Competencies</h3><ul><li>Strong communication and interpersonal skills.</li><li>High customer service orientation with strong stakeholder management capability.</li><li>Ability to work under pressure and manage challenging situations.</li><li>Strong problem-solving and conflict resolution skills.</li><li>Financial acumen (budget tracking, invoice oversight).</li><li>Vendor and contract management capability.</li><li>Knowledge of UAE property regulations and compliance requirements (preferred).</li><li>Proficiency in MS Office and property management systems.</li></ul></div>#J-18808-Ljbffr
