Job Description

<ul><li>Develop and implement leasing strategies to achieve occupancy, revenue, and tenant mix targets.</li><li>Identify and secure new retail concepts, brands, and operators aligned with asset positioning.</li><li>Lead negotiations for lease terms, commercial structures, and contractual agreements.</li><li>Manage renewals, relocations, expansions, and re-gearing of existing tenants.</li><li>Monitor leasing performance against budgets and KPIs. </li></ul>Key Responsibilities JOB DESCRIPTION Leasing Strategy&Execution <ul><li>Develop and implement leasing strategies to achieve occupancy, revenue, and tenant mix targets.</li><li>Identify and secure new retail concepts, brands, and operators aligned with asset positioning.</li><li>Lead negotiations for lease terms, commercial structures, and contractual agreements.</li><li>Manage renewals, relocations, expansions, and re-gearing of existing tenants.</li><li>Monitor leasing performance against budgets and KPIs. </li></ul>Tenant Mix&Asset Enhancement <ul><li>Curate and optimize tenant mix to improve footfall, customer experience, and asset value.</li><li>Conduct market research and competitor analysis to identify trends and opportunities.</li><li>Collaborate with asset management and marketing teams to position retail assets effectively.</li><li>Recommend repositioning strategies and leasing initiatives for underperforming areas. </li></ul>Client&Stakeholder Management <ul><li>Maintain strong relationships with retailers, brokers, and leasing agents.</li><li>Act as primary point of contact for key tenants and strategic brands.</li><li>Coordinate with internal teams including Retail Delivery, Legal, Finance, and Property Management.</li><li>Support senior management with leasing updates and strategic recommendations. </li></ul>Financial&Commercial Management <ul><li>Achieve leasing revenue targets and optimize rental yields.</li><li>Analyze financial proposals including rent structures, turnover rent, and incentives.</li><li>Prepare leasing forecasts, budgets, and performance reports.</li><li>Evaluate business cases and commercial viability of prospective tenants. </li></ul>Documentation&Compliance <ul><li>Oversee lease documentation in coordination with legal teams.</li><li>Ensure compliance with company policies, regulatory requirements, and leasing procedures.</li><li>Monitor lease milestones, critical dates, and contractual obligations. </li></ul>Key Performance Indicators (KPIs) <ul><li>Occupancy rate achievement</li><li>Leasing revenue vs. budget</li><li>Tenant retention rate</li><li>Quality of tenant mix</li><li>Deal closure timelines</li><li>Portfolio NOI growth </li></ul>Qualifications&Experience <ul><li>Bachelor’s degree in Business Administration, Real Estate, Finance, or related field.</li><li>8–12 years of retail leasing experience, preferably within shopping malls or mixed-use developments.</li><li>Proven track record of closing leasing deals with regional and international brands.</li><li>Strong understanding of retail market dynamics and commercial negotiations. </li></ul>Skills&Competencies <ul><li>Advanced negotiation and commercial acumen</li><li>Strong market knowledge and retailer network</li><li>Financial analysis and deal structuring</li><li>Stakeholder management</li><li>Strategic thinking and problem solving</li><li>Excellent communication and presentation skills </li></ul>Preferred Experience <ul><li>Experience in large-scale retail destinations or developer portfolios.</li><li>Exposure to GCC retail markets.</li><li>Established relationships with key retail brands and franchise operators.</li></ul>#J-18808-Ljbffr
