Explore a diverse range of opportunities with high-potential startups that are scaling globally from the UAE capital.Senior Quantity Surveyor - Urbas Middle EastQureosThe Senior Quantity Surveyor will be responsible for overall commercial and cost management of a large-scale residential development, acting as the client-side commercial lead. The role includes cost planning, tendering, contract administration, payment certification, budget and cash flow control, and commercial risk management from pre-contract through post-contract stages.Key ResponsibilitiesPre-Contract & ProcurementPrepare and manage cost plans, feasibility estimates, and master development budgetsLead and manage tendering processes, including:Preparation of tender documentationTender queries and clarificationsTender analysis, commercial comparisons, and recommendationsSupport contractor and consultant selection and appointmentAdvise on contract strategies and procurement routes suitable for large residential developmentsAssist in negotiation and finalisation of contractual and commercial termsPost-Contract & Commercial ManagementAdminister construction contracts (e.g. FIDIC-based contracts or equivalent)Review and certify interim payment applicationsMonitor and control project costs against approved budgetsManage variations, claims, and change control processesAssess and provide recommendations on contractual claims, EOTs, and cost impactsEnsure compliance with contract provisions and commercial proceduresPrepare and maintain project budgets and cost reportsDevelop and update cash flow forecastsSupport revenue planning and financial reporting in coordination with finance teamsMonitor commitments, forecasts, and final account projectionsProvide regular commercial reports to senior managementIdentify and manage commercial risks and opportunitiesProvide commercial advice to project, design, and development teamsLiaise with contractors, consultants, and internal stakeholdersSupport audits and ensure proper commercial governance and documentationQualifications & ExperienceBachelor’s Degree in Quantity Surveying, Construction Management, or related disciplineMinimum 10–15 years’ experience in quantity surveying / commercial managementProven experience on large-scale residential or mixed-use developmentsStrong developer-side or client-representative experience preferredSound working knowledge of FIDIC contracts and contract administrationExperience in the Middle East (preferably Saudi Arabia) is highly desirableProfessional membership (RICS or equivalent) is an advantageStrong commercial and contractual acumenExcellent cost planning, budgeting, and financial control skillsHigh proficiency in Excel and cost management systemsStrong negotiation and communication skillsAbility to work independently and lead commercial mattersStructured, detail-oriented, and commercially pragmatic approachExperience in Saudi Arabia is a must, as well as be national or foreign with existing valid transferable iqama.
