Explore a diverse range of opportunities with high-potential startups that are scaling globally from the UAE capital.</p><h3>Senior Quantity Surveyor - Urbas Middle East</h3><p>Qureos</p><p>The Senior Quantity Surveyor will be responsible for<b>overall commercial and cost management</b>of a large-scale residential development, acting as the<b>client-side commercial lead</b>. The role includes cost planning, tendering, contract administration, payment certification, budget and cash flow control, and commercial risk management from pre-contract through post-contract stages.</p><h3>Key Responsibilities</h3><h3>Pre-Contract&Procurement</h3><ul><li>Prepare and manage<b>cost plans, feasibility estimates, and master development budgets</b></li><li>Lead and manage<b>tendering processes</b>, including:</li><li>Preparation of tender documentation</li><li>Tender queries and clarifications</li><li>Tender analysis, commercial comparisons, and recommendations</li><li>Support contractor and consultant<b>selection and appointment</b></li><li>Advise on<b>contract strategies and procurement routes</b>suitable for large residential developments</li><li>Assist in negotiation and finalisation of<b>contractual and commercial terms</b></li></ul><h3>Post-Contract&Commercial Management</h3><ul><li>Administer construction contracts (e.g.<b>FIDIC-based contracts</b>or equivalent)</li><li>Review and certify<b>interim payment applications</b></li><li>Monitor and control<b>project costs against approved budgets</b></li><li>Manage<b>variations, claims, and change control processes</b></li><li>Assess and provide recommendations on<b>contractual claims, EOTs, and cost impacts</b></li><li>Ensure compliance with contract provisions and commercial procedures</li><li>Prepare and maintain<b>project budgets and cost reports</b></li><li>Develop and update<b>cash flow forecasts</b></li><li>Support<b>revenue planning and financial reporting</b>in coordination with finance teams</li><li>Monitor commitments, forecasts, and final account projections</li><li>Provide regular commercial reports to senior management</li><li>Identify and manage<b>commercial risks and opportunities</b></li><li>Provide commercial advice to project, design, and development teams</li><li>Liaise with contractors, consultants, and internal stakeholders</li><li>Support audits and ensure proper commercial governance and documentation</li></ul><h3>Qualifications&Experience</h3><ul><li>Bachelor’s Degree in<b>Quantity Surveying, Construction Management, or related discipline</b></li><li>Minimum<b>10–15 years’ experience</b>in quantity surveying / commercial management</li><li>Proven experience on<b>large-scale residential or mixed-use developments</b></li><li>Strong<b>developer-side or client-representative experience</b>preferred</li><li>Sound working knowledge of<b>FIDIC contracts</b>and contract administration</li><li>Experience in the<b>Middle East (preferably Saudi Arabia)</b>is highly desirable</li><li>Professional membership (RICS or equivalent) is an advantage</li><li>Strong commercial and contractual acumen</li><li>Excellent cost planning, budgeting, and financial control skills</li><li>High proficiency in<b>Excel and cost management systems</b></li><li>Strong negotiation and communication skills</li><li>Ability to work independently and lead commercial matters</li><li>Structured, detail-oriented, and commercially pragmatic approach</li><li>Experience in Saudi Arabia is a must, as well as be national or foreign with existing valid transferable iqama.
