Senior Accountant / Finance ManagerLocation: Dubai, UAEReporting to: Finance DirectorPosition OverviewThe Senior Accountant / Finance Manager will be responsible for the full end‑to‑end accounting and financial management of a distinct commercial office segment within a larger mixed‑use development. This role will oversee all aspects of financial reporting, controls, budgeting, compliance, and operational finance support for the asset. The position requires strong technical accounting expertise, and the ability to partner closely with operations and asset management teams. This is a hands‑on role with ownership of the complete finance cycle from transactional oversight through to statutory reporting and audit coordination.Key ResponsibilitiesFinancial Reporting & Close ProcessLead monthly, quarterly, and annual financial close processPrepare and review full financial statements (P&L, Balance Sheet, Cash Flow)Maintain general ledger integrity and supporting schedulesPerform balance sheet reconciliations and variance analysisDeliver timely and accurate reporting packagesEnsure compliance with IFRS and company accounting policiesOperational AccountingOversee revenue accountingMonitor receivables, collections, and aging analysisReview and approve payables and expense codingEnsure correct cost allocations between operating componentsMaintain fixed asset register and depreciation schedulesBudgeting, Forecasting & Business PartneringLead annual budgeting process for the SuitesPrepare rolling forecasts and cash flow projectionsProvide financial insights to support pricing, cost management, and profitability initiativesPartner with Operations leadership to drive financial performanceCompliance, Controls & GovernanceMaintain strong internal controls and financial governance frameworkEnsure VAT compliance and regulatory filingsCoordinate annual audit process and liaise with external auditorsEnsure adherence to management agreements and ownership reporting requirementsSupport internal reporting requirementsCash & Treasury ManagementMonitor cash flow and working capitalManage bank reconciliations and funding requirementsSupport capital expenditure tracking and reportingSystems & Process ImprovementDrive process efficiencies and automation within finance operationsEnsure integrity of accounting systemsDevelop dashboards and reporting enhancements where appropriateQualifications & ExperienceBachelor’s degree in Accounting, Finance, or related fieldProfessional qualification preferred (CPA, ACCA, CA)5+ years of relevant experienceReal estate, hospitality, or mixed‑use asset experience strongly preferredStrong understanding of IFRSExperience with budgeting and operational finance supportProficiency in ERP/accounting systems and ExcelExperience in VAT compliance (UAE preferred)Core CompetenciesStrong analytical and financial modeling skillsHigh attention to detail and accuracyAbility to operate both strategically and hands‑onStrong stakeholder management and communication skillsAbility to work in a fast‑paced, asset‑focused environmentCommercial mindset with operational awarenessPreferred Experience (If Positioned as Finance Manager)Experience leading audits independentlyDemonstrated experience improving finance processesExposure to hospitality KPIs and revenue managementWhat Success Looks Like in This RoAccurate and timely monthly close with no audit adjustmentsClear, insightful reporting to Asset ManagementStrong cash flow visibility and cost controlSeamless coordination with OperationsWell‑documented controls and compliance#J-18808-Ljbffr
