Job Description As the Head of Construction / Project Director in the Real Estate Development industry located in Bengaluru, you will play a crucial role in leading the execution of high-rise residential projects. Your responsibilities will include establishing the construction department, implementing SOPs, and ensuring the successful delivery of large-scale vertical developments. Here is a breakdown of your key responsibilities and the qualifications required for this role: Key Responsibilities: - Organizational Setup & SOPs: Develop and implement standardized project management frameworks, including SOPs for quality assurance, safety protocols, and contract administration. - Project Lifecycle Management: Oversee the transition from pre-construction to handover, ensuring all milestones are met within defined scope, quality, and budget constraints. - Team Building: Strategize the organizational structure for the project unit and lead the recruitment, training, and retention of a high-performing lean site management team. - Technical Governance: Supervise the implementation of advanced construction technologies and manage the coordination of complex MEPF and vertical transportation systems. - Contract & Procurement Strategy: Define contract strategies, evaluate vendor capabilities, and manage high-value consultancy and contracting partners. - Budgetary Oversight: Monitor and own the project financials, update management on cost-to-complete analyses, and implement value engineering initiatives. - Risk Mitigation: Proactively identify technical, financial, and regulatory risks and maintain robust mitigation plans. Required Skills & Competencies: - Vertical Development Expertise: Proven track record of delivering high-rise residential or commercial towers. - Systemic Leadership: Ability to create and enforce operational processes in a new or rapidly growing organizational environment. - Technical Proficiency: Deep understanding of modern construction methodologies and integrated building services. - Strategic Planning: Proficiency in project scheduling software and integrated ERP systems. - Stakeholder Management: Exceptional communication skills for managing relationships with various stakeholders. In addition to the qualifications and responsibilities outlined above, you must have a minimum of 12-18 years of experience in construction, with PMP certification being mandatory for this role.
