Job Description

Job PurposeThe Facilities Manager is responsible for ensuring client requirements for facilities management services are met or exceeded in terms of service quality, technical compliance, and budget control. This role oversees end‑to‑end service delivery, manages client relationships, leads in‑house teams, and coordinates third‑party contractors across assigned properties.Key ResponsibilitiesClient and Service ManagementEnsure client satisfaction across facilities services including landscaping, water treatment, pest control, and technical services.Act as the primary point of contact for clients and client representatives.Respond promptly and effectively to urgent client requests and operational issues.Provide clear explanations to clients regarding planned technical works and expected outcomes.Maintain accurate and timely reporting to clients and the Operations Manager.Operations and Technical ManagementOversee daily operations and general upkeep of assigned properties in compliance with health, safety, and legal requirements.Manage in‑house technical teams responsible for HVAC, electrical, hydraulic, and mechanical systems.Supervise and monitor the performance and quality of work delivered by third‑party contractors.Collaborate with the Third‑Party Services Department to evaluate contractor performance and implement service improvements.Schedule and oversee preventive and corrective maintenance programmes for all assigned properties.Identify, prioritise, and resolve technical and service issues based on criticality and client impact.Financial and Budget ManagementManage and control property budgets to ensure no overspend against approved allocations.Oversee multiple property budgets ranging from AED 5,000,000 to AED 10,000,000.Approve procurement requests and ensure availability of spare parts and materials as required.Leadership and AdministrationLead and manage direct and indirect reports, ensuring effective team performance.Support development and performance improvement of internal teams and service providers.Perform additional duties as assigned by the Operations Manager.Scope of ResponsibilityProperties Managed: 7Budget Responsibility: AED 5,000,000 – AED 10,000,000 per propertyDirect Reports: Minimum of 2Indirect Reports: In‑house teams and contractorsClients Managed: Limited portfolio of key clientsQualificationsEducationBachelor’s Degree in Engineering from a recognised universityCertified Facilities Manager (CFM) or equivalent certification preferredValid UAE Driver’s LicenseExperienceMinimum 4 years of experience in facilities management with strong client management, budget control, and service delivery responsibilities ORMinimum 4 years of experience in technical building services or facilities management soft services in a supervisory roleKnowledge RequirementsBuilding systems and technical installationsFacilities management operationsContractor and supplier performance evaluationProperty budget managementHealth, safety, and compliance standardsSkillsStrong client relationship and stakeholder management skillsCrisis management and problem‑solving abilitiesProactive and solution‑oriented mindsetStrong communication and interpersonal skillsAbility to work independently and manage multiple prioritiesHigh attention to detail and organisational skillsCore CompetenciesManagerial CompetenciesCustomer OrientationInitiativeAttention to DetailDecisivenessIntegrityTeamworkFunctional CompetenciesAnalytical and Logical ThinkingRelationship BuildingSelf‑ConfidenceAchievement DriveOrganisational CommitmentKey Performance Indicators (KPIs)100% compliance with approved property budgetsClient satisfaction across managed contractsEffective planning and execution of annual preventive maintenance programmesCompliance with health, safety, and regulatory requirementsJob ChallengesGaining client and client representative trust and acceptanceManaging high‑pressure environments with continuous client demandsBalancing corporate procedures with client expectationsMaintaining service quality under tight timelines and budgets#J-18808-Ljbffr
