Comprehensive Building Condition Assessment and Handover Technical AuditJob Reference: JB004-26-01337Posted On: March 27, 2026Closing On: March 30, 2026ObjectiveConduct a comprehensive Building Condition Audit (excluding fire alarm, firefighting, CBS, and voice evacuation systems) in line with the latest RERA requirements. Primary objectives include:Identify all building defects and deficiencies.Establish a clear, measurable, and execution‑ready snag list.Enable HOAM to proceed with rectification works strictly based on the audit findings.Scope of Services1. Technical Inspection & AssessmentCarry out detailed inspections of all accessible common areas, systems, and components, including:HVAC systemsPlumbing and drainage systemsElectrical systemsElevators and vertical transportationBMS and ELV systemsOther building‑related services and components2. ExclusionsFire Alarm, Fire Fighting, CBS, and Voice Evacuation Systems3. Snag Identification & ClassificationClearly define and individually list all identified issues.Classify each issue and provide:Photographic evidence.Description of defect.Recommended rectification method.4. Reporting RequirementsA. Detailed Snag Register (Core Deliverable)Include severity level and recommended rectification for each snag.Provide separate cost estimate per snag in an additional document.Provide consolidated summary per system and for the overall building.B. Final ReportSubmit a clear, structured, RERA‑aligned technical report that includes:Risk‑based prioritization.Consolidated snag register.Upon completion of rectification works, the consultant shall re‑inspect all identified snags, verify closure status, and provide remarks on incomplete or ongoing works.RERA ComplianceAudit and reporting shall conform to latest RERA Law and accepted technical audit practices.Ensure complete building coverage and coordination with HOAM/FM team.Attend clarification meetings without additional charge.Commercial & General ConditionsNo variation will be accepted after submission.Scope deemed fully understood.Timeline must be clearly defined.Submission shall be building‑specific.#J-18808-Ljbffr
