Primary objectives include:Identify all building defects and deficiencies.Establish a clear, measurable, and execution‑ready snag list.Enable HOAM to proceed with rectification works strictly based on the audit findings.Scope of Services1. Technical Inspection & AssessmentCarry out detailed inspections of all accessible common areas, systems, and components, including:HVAC systemsPlumbing and drainage systemsElectrical systemsElevators and vertical transportationBMS and ELV systemsOther building‑related services and components2. ExclusionsFire Alarm, Fire Fighting, CBS, and Voice Evacuation Systems3. Snag Identification & ClassificationClearly define and individually list all identified issues.Classify each issue and provide:Photographic evidence.Description of defect.Recommended rectification method.4. Reporting RequirementsA. Detailed Snag Register (Core Deliverable)Include severity level and recommended rectification for each snag.Provide separate cost estimate per snag in an additional document.Provide consolidated summary per system and for the overall building.B.
