Comprehensive Building Condition Assessment and Handover Technical AuditPosted On: March 27, 2026 • Closing On: March 31, 2026Job ReferenceJB004-26-01344ObjectiveTo conduct a comprehensive Building Condition Audit (excluding fire alarm, firefighting, CBS, and voice evacuation systems) in line with the latest RERA requirements, with the primary objectives to:Identify all building defects and deficienciesEstablish a clear, measurable, and execution-ready snag listEnable HOAM to proceed with rectification works strictly based on the audit findingsScope of Services1. Technical Inspection & AssessmentCarry out a detailed inspection of all accessible common areas, systems, and components, including but not limited to:HVAC systemsPlumbing and drainage systemsElectrical systemsElevators and vertical transportationBMS and ELV systemsAny other building-related services and components2. ExclusionsFire Alarm, Fire Fighting, CBS, and Voice Evacuation Systems3. Snag Identification & ClassificationClearly defined and individually listedClassified by severity and urgencySupported with photographic evidence, description of defect, and recommended rectification method4. Mandatory Reporting RequirementsA. Detailed Snag Register (Core Deliverable)Each snag must include severity level and recommended rectificationEstimated cost per snag shall be submitted separately and excluded from the BCA reportConsolidated summary per system and overall buildingB. Final ReportClear, structured, RERA-aligned technical reportRisk‑based prioritizationConsolidated snag registerRe‑inspection of all identified snags upon completion of rectification works, with closure verification and remarks on incomplete or ongoing works5. RERA Compliance RequirementAudit and reporting in line with the latest RERA law and accepted technical audit practicesSuitable for reserve fund justification if requiredFull site inspection prior to submission, ensuring complete building coverageNo variation due to incomplete inspectionCoordinate with HOAM / FM team and attend clarification meetings without additional cost6.
