Civil Project Manager - Private Villa Projects

Position OverviewOur client is a Contracting & General Maintenance company and is seeking a hands‑on Project Manager / Senior Civil Engineer to oversee residential villa construction and interior fit‑out projects in Abu Dhabi.The role requires strong site execution capability, particularly in villa construction, finishing works, interior fit‑out coordination, subcontractor management, and consultant approvals. The successful candidate must be capable of managing multiple finishing trades, controlling subcontractors, coordinating fit‑out works, and ensuring projects are delivered on time, within budget, and according to quality standards.Key Responsibilities1. Project Planning & ExecutionManage day‑to‑day construction and fit‑out activities on project sitesEnsure project execution aligns with approved drawings, specifications, and schedulesMonitor site productivity and ensure milestones are achievedIdentify delays early and implement corrective actions2. Civil Construction & Finishing ManagementSupervise and coordinate construction works including:Blockwork and plaster worksStructural modifications where requiredWaterproofing systemsFlooring and tiling worksExternal works and landscaping3. Interior Fit‑Out ManagementCoordinate and supervise interior finishing and fit‑out activities including:Gypsum and ceiling worksJoinery and cabinetry installationKitchen and wardrobe installationsDecorative finishes and wall treatmentsPainting and polishing worksLighting fixtures and interior MEP coordinationEnsure all finishing works meet design specifications and quality standards.4. Subcontractor & Workforce ManagementManage subcontractor performance and productivityEnsure subcontractors comply with project specifications and timelinesCoordinate site supervisors and workforce allocationResolve site conflicts and operational issues efficiently5. Consultant & Authority CoordinationLiaise with consultants, engineers, and inspection authoritiesCoordinate inspections and approvalsClose RFIs and consultant comments promptlyEnsure documentation and approvals do not delay project progress6. Commercial & Cost ControlReview subcontractor claims and work certificationsMonitor variation orders and commercial exposureTrack project costs and assist management in maintaining project profitabilityCoordinate with procurement and finance teams for project expenditures7. Quality & Snag ManagementImplement strong QA/QC proceduresConduct pre‑handover inspectionsManage snag lists and ensure timely closureMaintain high finishing and fit‑out quality standards8. Reporting & Project MonitoringPrepare weekly progress reports for managementTrack key project milestones and performance indicatorsProvide cost‑to‑complete updates and risk mitigation plansHighlight operational risks and delays proactivelyRequired QualificationsBachelor's Degree in Civil Engineering5–10 years construction experienceMinimum 3–5 years villa construction experienceProven experience managing villa finishing works and interior fit‑out projectsExperience coordinating with consultants, authorities, and subcontractorsStrong knowledge of Abu Dhabi construction regulationsProficiency in MS Project, Primavera, or equivalent planning toolsDriving License is mandatoryThe ideal candidate should be:A hands‑on site leader, not a desk‑based project managerExperienced in villa construction and interior fit‑out executionStrong in finishing stage coordination and subcontractor controlCommercially aware and capable of protecting project marginsComfortable working under tight schedules and execution pressure#J-18808-Ljbffr
