Job Description
Key ResponsibilitiesDevelop and implement leasing strategies to achieve occupancy, revenue, and tenant mix targets.Identify and secure new retail concepts, brands, and operators aligned with asset positioning.Lead negotiations for lease terms, commercial structures, and contractual agreements.Manage renewals, relocations, expansions, and re‑gearing of existing tenants.Monitor leasing performance against budgets and KPIs.Tenant Mix & Asset EnhancementCurate and optimize tenant mix to improve footfall, customer experience, and asset value.Conduct market research and competitor analysis to identify trends and opportunities.Collaborate with asset management and marketing teams to position retail assets effectively.Recommend repositioning strategies and leasing initiatives for underperforming areas.Client & Stakeholder ManagementMaintain strong relationships with retailers, brokers, and leasing agents.Act as primary point of contact for key tenants and strategic brands.Coordinate with internal teams including Retail Delivery, Legal, Finance, and Property Management.Support senior management with leasing updates and strategic recommendations.Financial & Commercial ManagementAchieve leasing revenue targets and optimize rental yields.Analyze financial proposals including rent structures, turnover rent, and incentives.Prepare leasing forecasts, budgets, and performance reports.Evaluate business cases and commercial viability of prospective tenants.Documentation & ComplianceOversee lease documentation in coordination with legal teams.Ensure compliance with company policies, regulatory requirements, and leasing procedures.Monitor lease milestones, critical dates, and contractual obligations.Key Performance Indicators (KPIs)Occupancy rate achievementLeasing revenue vs. budgetTenant retention rateQuality of tenant mixDeal closure timelinesPortfolio NOI growthQualifications & ExperienceBachelor’s degree in Business Administration, Real Estate, Finance, or related field.8–12 years of retail leasing experience, preferably within shopping malls or mixed‑use developments.Proven track record of closing leasing deals with regional and international brands.Strong understanding of retail market dynamics and commercial negotiations.Skills & CompetenciesAdvanced negotiation and commercial acumenStrong market knowledge and retailer networkFinancial analysis and deal structuringStakeholder managementStrategic thinking and problem solvingExcellent communication and presentation skillsPreferred ExperienceExperience in large‑scale retail destinations or developer portfolios.Exposure to GCC retail markets.Established relationships with key retail brands and franchise operators.#J-18808-Ljbffr
