Job Description
Apt Resources is seeking a Property Manager for our client in the real estate and property management sector in Dubai. The ideal candidate will drive portfolio growth while ensuring smooth day to day management of residential and mixed use properties.Key Responsibilities:Business Development and Client AcquisitionProactively source and secure new property management agreements from landlords and investorsBuild and maintain a strong pipeline through networking, referrals, and market outreachConduct client meetings, presentations, and service pitchesDevelop relationships with developers, brokers, and referral partnersSupport revenue growth and portfolio expansion initiativesContribute to marketing initiatives and brand positioningClient Relations and Stakeholder ManagementAct as the main point of contact for landlords and investorsProvide regular portfolio performance updates and market insightsHandle tenant disputes and resolve issues professionallyRespond promptly to landlord and tenant inquiriesMaintain high client retention through service excellencePortfolio and Asset ManagementManage a portfolio of residential and mixed use propertiesOversee tenant onboarding, lease documentation, renewals, and handoversManage tenancy renewals in line with regulatory requirementsMonitor occupancy levels, rental performance, and asset valueEnsure smooth move in and move out processes with proper inspectionsRegulatory ComplianceEnsure compliance with relevant property regulations and authoritiesFollow applicable real estate regulatory guidelinesStay updated on regulatory changes and advise landlords accordinglyMaintenance and OperationsCoordinate preventive and corrective maintenance activitiesManage contractors and facilities management providersMonitor service charge budgets where applicableEnsure compliance with health and safety standardsApprove contractor invoices and manage operating budgetsOversee rent collection and arrears follow upPrepare monthly financial and performance reportsProvide rental market analysis and pricing recommendationsRequirementsProfessional handling of tenant concernsAbility to manage multiple propertiesExcellent time management and record keepingExperience with property management softwareProficiency in Microsoft Excel and online listing platformsTo Be Discussed#J-18808-Ljbffr
